Changing Realtors after signing a listing agreement in San Francisco

A reader asks:

I recently signed a listing agreement with an agent for a time period of 3 months. It is now one month into this agreement and I am having second thoughts about selling my home. How can I get out of this listing agreement?

Our reply:

If you have come to the conclusion you do not want to sell then the first step is communicating this with your Realtor. Most likely you will be let out of the listing agreement because Realtor would like you to keep them in mind if you decide to list again in the future. Be sure to cancel this listing in writing.

However, if you are having second thoughts the listing agent and want to cancel the contract, but want to re-list with another Realtor, don't be surprised if your current agent fights to keep the listing.
